Coverage Basics for Maryland Homeowners
What your policy covers, how much you need and the gaps to watch for.
Is homeowners insurance required in Maryland?
Maryland law does not require it, but nearly every mortgage lender does, and the lender is usually listed on your policy. Even with no mortgage, your home is likely your largest asset, so going without coverage is a big risk.
What does a homeowners policy cover?
A standard policy covers your house (dwelling), detached structures like garages and fences, your personal belongings, extra living expenses if you have to move out during repairs, personal liability and medical payments for guests who are hurt.
How much dwelling coverage do I need?
Enough to rebuild your home at today’s construction costs, which is often different from its market value or purchase price. We run a replacement cost estimate based on square footage, construction and features so you are not underinsured.
What is the difference between replacement cost and actual cash value?
Replacement cost pays to repair or replace with new materials. Actual cash value subtracts depreciation, so you receive less. Many replacement cost policies pay actual cash value first and the rest after repairs are completed.
Does homeowners insurance cover flooding?
No. Flood is excluded from standard homeowners policies. You need a separate flood policy through the National Flood Insurance Program or a private insurance company, and NFIP policies generally have a 30-day waiting period, so buy it before you need it.
Does homeowners insurance cover water or sewer backup?
Not automatically. Backup of sewers and drains is usually added by endorsement for an extra premium, and Maryland insurers must offer it to you in writing. We recommend it for any home with a basement.
What is a wind or hurricane deductible?
Some policies use a separate deductible for wind or named storm damage, often a percentage of your dwelling coverage. In Maryland a percentage deductible generally cannot exceed 5% of the coverage limit unless the Insurance Commissioner approves it or you choose a higher one.
Is roof damage covered?
Sudden damage from wind, hail, fire or a falling tree is typically covered. Wear and tear, age and slow leaks are not. Some insurance companies pay older roofs at actual cash value, so we always check how your policy treats your roof.
Saving Money, Claims & Special Situations
Lower your premium, avoid surprises and get help when something happens.
How can I lower my homeowners insurance premium?
Bundle home and auto, raise your deductible, install monitored alarms or water leak sensors, and update older roofs and systems. As an independent agency we also compare many insurance companies to find the best price for the same coverage.
Can my insurer non-renew me for filing claims?
In Maryland an insurer may non-renew a policy after three or more weather-related claims within three years, and most non-renewals require at least 45 days of notice. Call us before filing small claims so we can talk through the impact.
Can you insure an older home or a home with past claims?
Yes. We work with standard and specialty insurance companies that insure older homes, homes with prior claims and homes that other companies have declined.
Are jewelry, art and collectibles fully covered?
Standard policies limit theft coverage for jewelry, watches, furs and similar items. Scheduling valuable items on a rider gives you broader coverage, often with no deductible.
Am I covered if I rent out my home or list it on Airbnb?
Usually not for a full-time rental. A home rented to tenants needs a landlord (dwelling fire) policy, and short-term rentals often need a home-sharing endorsement or a specialty policy.
How soon do I need insurance when buying a house?
Your lender needs proof of coverage before closing. Contact us as soon as you have a ratified contract and we can quote, bind and send the evidence of insurance to your lender and settlement company.
Do I need an umbrella policy?
If you have savings, a teen driver, a pool, rental property or a boat, an umbrella adds $1 million or more of liability protection above your home and auto policies for a modest cost.
